The Modern Condominium project, located in the vibrant Oak Lawn neighborhood of Dallas, TX, showcases a comprehensive transformation that elevates both aesthetics and functionality. Originally updated in 2000, this condominium underwent meticulous renovations that reflect contemporary design sensibilities while honoring its structural integrity. The first level was enhanced with an eye-catching kitchen featuring new countertops, a state-of-the-art range unit, a sleek sink, an elegant faucet, and a modern dishwasher. The interior was revitalized with fresh wall and ceiling paint, creating an inviting and cohesive atmosphere throughout the space. A standout feature of this renovation was the preservation and refinement of the existing 5' diameter spiral staircase. The treads, which were previously clad in thick carpet, were carefully stripped to reveal their original beauty. All components, including the treads, rails, and supports, received a fresh coat of paint, while new sisal pads were thoughtfully glued to the tops of the treads, providing both style and safety. The upstairs hall bathroom experienced a significant upgrade as well, with a complete retile of the shower stall, introducing a modern yet timeless look to the space. The existing carpeting in the hall, bedrooms, and closets was removed, and the underlying wood floor substrates were reinforced with deck screws, effectively eliminating any unwanted squeaks. Following this structural enhancement, elegant new sisal carpeting was installed, providing a warm and welcoming feel underfoot. This property, purchased in 1994, was successfully sold after these updates, achieving a remarkable 200% profit before the events of September 11th.
