The Prince George Oceanfront project in Pawleys Island, SC, is a remarkable renovation of a 90’s era oceanfront house, undertaken by Goggans Architecture. This comprehensive transformation goes beyond simple updates and remedial fixes, addressing a series of significant challenges while enhancing the home’s functionality and aesthetics. A primary focus was the integration of an outdoor pool within the existing building envelope, necessitated by the proximity of the house to the ocean-side setback. The solution involved creating a beautifully designed walled courtyard at the front of the property, where the pool is elegantly positioned alongside a parterre garden, offering a serene balance to the entryway. Another critical aspect of the renovation was the addition of a rooftop deck over the pitched roof. Goggans Architecture ingeniously resolved this challenge by constructing a new staircase and passageway through the previously underutilized attic space. A motorized roof hatch allows the owners easy access to the roof deck, which is discreetly situated just below the roof ridge, maintaining a clean street view while providing stunning ocean vistas. Access from the parking area to the kitchen was also a priority, addressed by relocating an under-stair structure closer to the kitchen entrance. This change not only improved accessibility but also paved the way for additional enhancements, such as the expansion of the master bathroom into a portion of the front porch, complete with a direct exterior stair leading to the pool. The renovation included the installation of a large folding door in the Great Room, an expanded and remodeled kitchen, and a complete update of all bathrooms and interior and exterior finishes. The meticulous craftsmanship and thoughtful design choices reflect Goggans Architecture's holistic approach, seamlessly merging landscape architecture, architecture, and interior design. The result is an inviting, functional, and visually stunning home that honors its oceanfront setting while providing modern amenities and a luxurious lifestyle.
