Central Coast Waterproofing was chosen for this project after the homeowners, retired Cal-Poly professors, sought a dependable solution to their aging Dex-O-Tex deck. Upon inspection, significant wear was evident, including numerous cracks and dry-rotted plywood. Given the deck's age of approximately 20 years and a typical lifespan of 25-30 years, the decision to replace rather than repair became clear. Following a thorough evaluation, Central Coast Waterproofing submitted a comprehensive bid, prioritizing education over aggressive sales tactics. The homeowners appreciated the informative approach, allowing them to compare Desert Crete against competitors. Notably, other providers lacked the fire-resistant certifications that Desert Crete boasts, making it the clear choice for this fire-sensitive residence, which features a metal roof and stucco siding for enhanced safety. The renovation process involved the careful removal of the old Dex-O-Tex decking, with the plywood substrate inspected and renailed using ring shank nails to ensure structural integrity. A significant issue was discovered during the process: rusted flashings affecting about 40% of the total lineal footage. This necessitated a change order to remove and replace 140 lineal feet of flashings, ensuring the deck's longevity and performance. The project was completed with meticulous craftsmanship, installing new flashings, weep screed, and a fresh layer of Desert Crete decking. The installation included replacing three old deck drains with custom-ordered Thunderbird Products deck drains featuring chromed brass grates. The final touch was a low knockdown textured finish, sealed with two coats of Monterey Grey paint.
