About This Project

The Harbor Ave Campus, located in West Seattle, WA, is a remarkable achievement in contemporary architecture, encompassing 84,778 square feet of innovative design and functionality. Completed in the fall of 2019, this mixed-use building was the result of a dynamic collaboration between Rhodes Architecture and the Miller Hull Partnership. Together, they navigated complex programmatic requirements and stringent environmental, code, and land use constraints to create an elegant expression of space and light, all while preserving the integrity of the surrounding natural environment. Nestled on a challenging 21,014 square foot steeply sloped site, the design maximizes the scenic views of parks and the waterfront across Elliott Bay, just opposite the bustling City of Seattle. The unique north-south orientation of the land, paired with the hillside above, dictated a narrow construction footprint, limited to a mere 60-foot depth on the eastern edge. This thoughtful limitation allowed for the preservation of existing trees, native vegetation, and natural habitats, enhancing the overall aesthetic and ecological value of the site. The building’s design incorporates a diverse range of spaces, including retail areas, a restaurant, commercial demonstration manufacturing zones, office and meeting spaces, and fourteen luxury residences. Residents and visitors alike enjoy access to residential amenity spaces and three levels of outdoor decks, fostering a vibrant community atmosphere. A key design feature is the incorporation of a breezeway, which divides and opens the building mass, promoting a sense of connectivity and flow throughout the complex. The craftsmanship evident in the Harbor Ave Campus showcases a commitment to quality materials and sustainable practices, resulting in a harmonious blend of form and function. The contemporary dining areas reflect this design ethos, offering stylish environments that are both inviting and functional.
