About This Project

City View Residence is an impressive transformation of a WWII era house located in West Seattle, characterized by its striking architectural features and breathtaking views of the Seattle skyline. The original structure, with its limited footprint, posed a unique challenge that was met with innovative design solutions. By carefully working within the constraints of the existing foundation, we expanded the living space to a generous 3,925 square feet, incorporating a contemporary garage to the west, which seamlessly integrates with the home’s overall aesthetic. A defining aspect of this residence is its glass curtain wall that spans the eastern elevation and elegantly wraps around the southern and northern corners. This design choice maximizes the panoramic views of Magnolia, Alki Point, and the iconic downtown skyscrapers, while also ensuring that the beauty of Mount Rainier remains a focal point from the interi. The use of exposed structural steel allowed for an impressive 55% glass facade, which not only enhances the visual connection to the outdoors but also adheres to the stringent Washington State Energy Code. Inside, the layout is thoughtfully designed to accommodate modern living. A spacious basement houses essential amenities, including an office, theater, exercise room, and a guest suite, ensuring functionality without compromising on style. The main floor is characterized by an open, airy atmosphere, enhanced by a glass skylight and window walls that bisect the home, creating a striking stair core that invites natural daylight into the living spaces. This design element serves as the spine of the residence, establishing a light-filled ambiance that resonates throughout. The City View Residence stands as a testament to contemporary craftsmanship, blending innovative materials with expert design to create a home that is not only visually stunning but also a harmonious sanctuary in the heart of Seattle.
