The 24th Street Residence is a masterfully executed renovation that breathes new life into a duplex originally built in 1997. The owner sought to modernize the façade and enhance specific interior spaces, particularly focusing on a unit that had become dated and less functional over time. The coastal environment of Los Angeles had taken its toll, necessitating a thoughtful approach to both aesthetics and durability. DAS undertook the challenge of revitalizing the exterior by selecting materials that not only enhance the visual appeal but also withstand the harsh ocean climate. The introduction of ipe garage doors combined with Jerusalem Stone walls establishes a robust and striking foundation for the building. These choices reflect a commitment to quality craftsmanship while providing a contemporary yet timeless look. The reconfiguration of door openings has brought a sense of order and fluidity to the façade, transforming it into a welcoming entryway. On the interior, the original kitchen was reimagined to address its prior shortcomings: the dark, isolated layout was replaced with a bright, open design that seamlessly connects to the living area on the third flo. This new layout promotes both functionality and social interaction, allowing for a more cohesive living experience. The use of sliding glass doors floods the space with natural light and frames breathtaking ocean views, enhancing the overall ambiance. Furthermore, the balcony guard rails have been upgraded from solid structures to a sleek glass railing system, which not only maximizes the view but also contributes to a sense of openness and modernity. The addition of a brise-soleil introduces a striking vertical element to the overall composition, harmonizing beautifully with the board-formed concrete wall that protects the entryway. The result is a sophisticated and inviting residence that elegantly marries form and function, exemplifying contemporary living in Los Angeles.
